We offer a variety of programs to meet your borrower's specific needs. Our Loan amounts range from 100K to 5MM on our core products, with up to $100MM available from our Private Equity fund. We have Stated and Standard documentation programs with low credit requirements and unique underwriting guidelines to fit most common sense scenarios for investors and owner users.
PRIVATE EQUITY FUND
- Underwritten based on equity in the property
- Purchases, refinances, foreclosure bailouts and bank workouts
- Closings can occur in as little as 5 - 15 days!
- Up to 75% LTV
- Loan amounts from $1MM to $100MM
- We consider all property types except single family residential that is owner-occupied and raw land.

STANDARD DOCUMENTATION PROGRAM
- Underwritten based on cash flow from property and/or the strength of the borrower
- Up to 95% LTV, 95% CLTV's
- Loan amounts up to $1.5MM
- Minimum FICO score: 580
- Property types: multi family (5+), mixed use, retail, office, warehouse, light industrial, bed & breakfast, self storage, mobile home park, gas stations and more. (Call for others)
- Amortization periods: 15, 20 and 30 year

STATED INCOME STATED ASSET PROGRAM (SISA)
- Pure stated programs driven off FICO scores and appraisal
- No verification of income or assets other than proof of funds to close on a purchase
- Up to 85% LTV, 90% CLTV's
- Loan amounts up to $1MM
- Minimum FICO score: 600
- Property types: multi family (5+), mixed use, retail, office, warehouse, automotive, light industrial, bed & breakfast, self storage, bar/restaurant, day care, mobile home park, gas stations and more. Call for others

BUSINESS OWNER PLUS PROGRAM
- Full Doc and Stated Income programs
- Up to 90% LTV for owner-occupied properties, 90% CLTV's
- Loan amounts up to $5MM ($3MM Stated)
- Minimum FICO score: 600 (660 Stated)
- Property types: mixed use, retail, office, warehouse, automotive, light industrial, day care, dry cleaners, vocational schools, convenience stores (no fuel) and more. Call for others.

- Fixed and Adjustable rates
- 2 Years of business operation required

- Underwritten based on DSCR of property (except in owner user scenarios)
- Minimum FICO score: 600
